Weekend Quickie: The Curator in Old City
The 14-unit condo on Quarry St. is making strides again after a summer groundbreaking
What’s this? An update from America’s Favorite Philadelphia Real Estate Development Blogger™ on a Saturday? Strap in folks, because this is the first in what could very well be a new series. There are SO MANY projects taking place across the city that often times our biggest challenge is to figure out what to focus on. So, without further ado, let’s start with The Curator at 151 N. 3rd St./225 Quarry St., situated on a tiny, Belgian block stretch in Old City - and a spot that we caught the groundbreaking for back in July.

14 contemporary condos are now rising here just off of the main commercial corridor, with Design Pro Development teaming with the Caspi Pouget Advisory (per the market signs around the site) to develop what used to be the one-story Phil Kramer Studios (which has since moved to new digs at 1516 N. 5th St.). 11 units will be in the new construciton portion, with three units (and a new roof deck designed by Kore) coming to the existing building along 3rd Street. The new construction design comes from Gnome Architects, offering a modern take on the traditional red-brick buildings in the area.
While we could have done without so much parking, this is a pretty darn good use of the space - especially with the relocation of the former studio. The design is thoughtful, with the arched windows providing just enough movement without making it busy. Two-bedroom units are starting at $700K, with four-bedroom units starting at a cool $2 million, so this is most certainly a spot for the well-heeled. Let’s hope that the final results look as nice as the renderings, as this new streetscape would help create an even cozier experience for pedestrians making their way to Cafe Ole right next door.
